This two-bedroom condominium prominently features a 165-degree unobstructed view of Emerald Coast beauty. The designer renovated this homeowner's Florida vacation home, which is also used as a short-term vacation rental. The emerald green water was the focus of the coastal theme, and the inspiration for the color palette. This view did pose a challenge with so much direct sunlight exposure, and careful attention was paid to the window treatments and window tinting to minimize the effects inside the condo of the intense summer heat. The kitchen and master bath were fully remodeled, and all new paint colors were chosen. All new furniture and artwork were selected throughout, except the owner's favorite sofa and chair in the living room. These finishes were selected according to the owner's taste, and also for their durability to withstand renter use. Images feature After and Before renovations.

This is the first of three units the owners purchased in a new construction Triplex vacation rental. They purchased the triplex with the idea that each of the 3 units could be rented separately or all together as a way for large families to be near each other, but maintain separate living spaces. They wanted a rental experience that would stand out among the other homes in their prominent and competitive rental neighborhood, and the design needed to showcase this experience. Each unit’s design needed to tie into the others if the units were rented together for a more seamless experience, but still have a uniqueness of their own if rented separately. The theme is a mix of coastal elegance with the playful nature of vacation time, from the large seahorse artwork and large hanging chair in the living room, to the application of shiplap as bold accent walls, and use of raw wood and layered artwork. The woven wood window shades add a natural element and elegant wall texture, and bathe the room in a warm, romantic light. The furniture selections had to be durable for heavy rental use, with washable white Sunbrella slipcovers and performance finishes, but still maintain the elegant look desired.

This is the second unit in the Triplex beach rental. It too features the white Sunbrella fabric and coastal theme, but with a more playful and “beachy” use of the bolder coastal greens and blues.  Interactive elements like the outdoor patio swivel pod chair and sculptural wall decor, along with the more active patterns in fabrics and rugs, give this unit a more playful appearance. The shiplap theme continues here as an accent wall, but is more subtle in white to allow the brighter fabrics in the living room to be showcased. The woven wood roller shades add an elegant wall texture, and coordinate with the whitewash wooden floors and driftwood accessories throughout.

The third and smallest unit in the Triplex beach rental continues the use of the white Sunbrella slipcover sofa. Chosen for its durability against renter use and for its practicality as a sleeper to maximize rental guests. The coastal blue and green theme is present throughout the unit, as in the others, this time featured in the rugs and bedding. This unit also ties into the other two units with the continued application of rope, driftwood, and woven wood shades for that natural element of the coast.

The designer collaborated on this homeowner's Florida studio condo renovation, which is used for short-term vacation rentals in one of the area’s most popular resorts. It was a challenge to maximize sleeping for 4 in a unit with only an alcove for a bedroom area, so the living room was multi-purposed into a master bedroom with a seating area, and the alcove turned into a kid’s or guest sleeping area. Due to the proximity of the beach, new slip-resistant tile flooring was selected. The condo felt dark originally, so a much lighter design was implemented with new nearly all-white kitchen and bath. The new finishes in the bath renovation consisted of light-colored and reflective tile for a brighter feel. The kitchen bar was extended to accommodate more dining seats, as there wasn’t room for a traditional dining table. The furniture selections, too, consisted of a light whitewash appearance, and focused around a coastal vacation rental theme. Images feature After and Before renovations.

This rental home received full turn-key design service, including the selection of dishware and kitchenware coordinating with the color scheme chosen by designer and owner. The home is nestled within the surrounding trees, and while it does provide much-needed shade from the southern heat, it also casts the home’s interior spaces in shadow. Due to the darker wood floors, the furniture selected was lighter in color to brighten up the interior rooms. The goal was to maximize sleeping of 12 for the rental, so full advantage was taken of every available space and     queen sleeper sofas were placed in both the living room and upstairs flex room, as well as a set of bunk beds in an upstairs guest room. The home has two large covered balcony /patio areas, so comfortable lounge furniture was chosen to create an inviting outdoor space for guests to relax at the end of the day.

Inspired by the owner’s love of French country design, and her love of bold color, this condo renovation pairs the bright grass green with burnt rust, together with the lush cream and white of French country. The ceiling is painted cream for softer ambient light; the walls and trim bright white to contrast. The floors received new plank tile in a rich wood-look for a rustic element. Large burnt rust Wingback chairs were placed next to the newly-installed electric fireplace for country comfort and elegance, and a green hand-painted rocking chair adds an additional element of the country charm.

This rental condo overlooks the courtyard of a popular beach resort that is always bustling with activity, so special attention was paid to the outdoor living space to ensure its comfort for people-watching. The owner wanted to transition the color scheme from warm colors to cool, so the interior was fully remodeled with new graywash plank tile floors, new paint, new countertops, new appliances, and all new furniture and artwork to achieve this gray coastal appearance. The trim and woodwork were painted dark gray like the cabinetry to better hide any smudges from renter use. New window treatments were specified to fully stack off the windows and open up the views. The owners bought this Florida vacation home for a place to relax with their family when they needed to escape their hectic city lives. I created a cheery, colorful design palette to maximize the home’s abundant natural light, and tied in the blues and the greens of the private pool and backyard to the interior color scheme. Plenty of lounge space both inside and outside was key for the large family to spread out and sit together.

This beachside condo is owned by a father & son, and was designed for handicap accessibility. This was the fifth project I’d managed for these owners. Located right on the beach, they wanted this condo to have New England nautical theme like those found in Maine. ADA requirements were followed in this design, as well as adhering to the condo association’s strict rules for soundproofing. The previous design was very dark and dated, so for the remodel I used light wood-look tile to replicate the whitewash wood flooring of a coastal cottage. A crisp navy and white color scheme with clean furniture lines and subtle rope details echo a simple cottage look. The use of bright white bedroom furniture completed the cottage feel, and decorated with marine artwork completed the nautical theme. Images feature After and Before photos.

This design revolved around the water colors of the Gulf of Mexico: blues and greens. With his primary residence in the desert of Arizona, the owner wanted his second home to reflect the Northwest Florida coast life, with a feel of luxury and relaxation throughout. With 3 king master suites, a queen suite, and 2 bunk rooms, this home can accommodate 12 guests. It also has 2 large screened in porches to enjoy the comfortable lounge furniture, and a welcoming front porch to enjoy a view of the quite tree-lined street.

The owners wanted a very neutral color palette for their Northwest Florida home. I used seagrass and jute rugs for floor coverings, and natural wood tones with off-white upholstery. The artwork has only very faint tones of aqua, to maintain the neutral color palette.

The owners of this beach house wanted a larger kitchen area with custom built-in bench seating. After listening to them about how they used the space, I designed it to their needs.

This commercial retail space is a boutique clothing store. The owner asked me to design a floor plan layout for the retail space he purchased with a runway in the middle for displaying and trying on clothing. I prepared the model in Sketchup.
